Foreign ownership in Oman - what you need to know

Not so long ago, the real estate market in Oman was closed to foreigners. Today, that has changed. Thanks to legal reforms and the Vision 2040 economic strategy, it is now possible for foreigners to purchase property in Oman – under certain conditions. Poles, like investors from other countries, can acquire real estate in specially designated zones called "Integrated Tourism Complexes (ITC)." These are prestigious, modern, luxury residential developments designed with foreign investors in mind.

What is the process of buying property in Oman?

The process of purchasing property for a Polish citizen does not differ significantly from what we know in Europe. At the beginning, you reserve the property – usually with a deposit of $10,000–$15,000. Next, a Know Your Customer (KYC) verification process takes place, a preliminary agreement is signed, and the buyer pays the first installment. The entire process is handled with the support of law firms, often involving an escrow account, which increases the security of the transaction.

It is worth noting that by purchasing property in an ITC zone, you obtain full ownership – so-called "freehold." This means the right to dispose of the property as you wish, inherit it, and sell it, which provides great investment freedom.

Real estate investment in Oman - a real alternative to Dubai

Every year, the number of people choosing Oman over crowded Dubai is growing. The reason? Peace, space, political stability, and significantly lower costs. Oman attracts investors with the promise of a high quality of life, zero income tax, access to luxury amenities, and the development of modern infrastructure. In 2024, the value of transactions in the real estate market exceeded $8 billion, and the number of properties sold reached over 61,000. This confirms the growing investor confidence in this market.

Buying property in Oman as a foreigner and residency

Oman goes a step further by offering "Residency by Investment." This means that by purchasing a property worth at least 250,000 OMR (approx. 2.6 million PLN), you can obtain a 5-year residency. With an investment of 500,000 OMR, residency is granted for 10 years. This is a great proposition for those who want not only to invest capital but also to enjoy the privileges of living in a stable and safe country.

Why does Oman attract Polish investors?

Poles are increasingly looking for alternatives to popular investment destinations. Spain, Cyprus, or Dubai are already quite well-known and often overrated. Oman is a young, dynamically developing market that still offers a relatively low entry threshold. Real estate investments in Oman are also a real opportunity for attractive profits – especially with short-term rentals, where the return on investment is 6-8% per year.
