Challenge

A key challenge was planning investments in several countries simultaneously – in such a way as not to tie up capital and to maintain full financial liquidity. Additionally, it was essential to time the entry into investments and synchronize payment tranches across different projects. The process also required strategic management of the client's existing real estate portfolio in Poland.

Strategy

We based the process on a long-term diversification strategy, selecting projects in Oman, Montenegro, and Spain with high growth potential. A key assumption was to enter investments at the earliest possible stage of sales, while choosing only top-tier locations. In parallel, we planned the payment schedule in a way that ensures maximum liquidity and the ability to invest in several projects simultaneously. An important element was also liquidating a portion of real estate in Poland and reinvesting the capital into new markets.
