Sultan Haitham City in Seeb, Muscat, is a sustainable urban project featuring apartments, houses, parks, public spaces, and smart mobility as part of Oman Vision 2040.
Sultan Haitham City is one of the most ambitious urban development projects in Oman. The master plan covers an area of approximately 1,500 hectares in Seeb, Muscat, and was designed by SOM for the Oman Ministry of Housing and Urban Planning. The project aims to address the needs of the capital's growing population by offering a modern, inclusive, and sustainable living environment.
The city has been planned with the daily comfort of its residents in mind: homes, public spaces, parks, services, and meeting places are all intended to be within walking distance. At the heart of the concept is an existing 7.5-kilometer wadi bed, which will be transformed into a green public park, supporting water retention, protection against the effects of heavy rainfall, and an active lifestyle.
The architecture of Sultan Haitham City incorporates various typologies and scales of development, ranging from houses to apartments, combined with energy-efficient design, shaded pedestrian walkways, public mobility, and routes for pedestrians and cyclists. The project focuses on high quality of life, ecological resilience, and modern urban technologies.
